1. Introduction & Acceptance

These Terms & Conditions govern the use of Naboya House Serviced Apartments (“we”, “our”, “us”). By booking or staying with us (“Guest”, “you”), you agree to comply with these terms. Failure to follow these terms may result in eviction without refund.

2. Booking & Contract Formation

• Bookings are confirmed only after payment of a deposit or full payment as specified at the time of reservation.
• Guests must be 18 years or older to make a booking.
• All bookings are subject to availability and acceptance by Naboya House.
• Booking confirmation will be sent via email and must be presented at check-in.

3. Apartment Facilities & Use

• Guests have access to facilities including swimming pool, outdoor bar, entertainment areas, and gardens as indicated for each apartment.
• Apartments are provided for temporary accommodation only; no tenancy rights are granted.
• Occupancy must not exceed the number specified at booking.
• Guests must use the property respectfully and avoid damaging furniture, appliances, or amenities.
• Smoking is strictly prohibited inside apartments; designated outdoor areas may be used for smoking.
• Pets are only allowed with prior written consent and may incur additional charges.

4. Payments & Accepted Methods

• Payment can be made via all major cards through Paystack, ATM card on-premises, or bank transfer to Naboya House accounts. Cash payments are not accepted.
• Guests must settle payment at check-in if using the on-premises card option.
• All rates are displayed in Nigerian Naira or applicable local currency at the time of booking.
• Security deposits may be held via card pre-authorization to cover damages, breakages, or additional charges.

5. Cancellation, Refund & No-Show Policy

• Free cancellation is available if cancelled at least 24 hours before the scheduled arrival time.
• Cancellations less than 24 hours before arrival may incur a fee equivalent to the first night or full booking as specified at booking.
• No-shows or early departures may be charged in full.
• Refunds will be processed to the original payment method within 5-10 business days.

6. Check-in & Check-out

• Standard check-in time: from 2:00 PM; check-out: by 11:00 AM unless otherwise agreed.
• Early check-in or late check-out may be available upon request with additional charges.
• Valid identification must be presented for all occupants.

7. Guest Conduct & Responsibilities

• Guests must respect property, neighbors, and staff at all times.
• No parties, excessive noise, illegal activity, or nuisance is allowed.
• Guests must immediately report damage, maintenance issues, or safety concerns.
• Children should be supervised at all times around pools, balconies, and gardens.

8. Damage, Cleaning & Additional Charges

• Guests are responsible for any damage to apartments, furnishings, or facilities caused during their stay.
• Excessive cleaning requirements may incur additional fees.
• We reserve the right to charge for breakages, loss of keys, or damage to communal facilities.

9. Liability & Insurance

• We are not responsible for personal belongings, vehicles, or valuables left on the property.
• Guests are strongly advised to have travel, health, and personal property insurance.
• Our maximum liability for any claim is limited to the total booking amount paid.

10. Force Majeure

We are not liable for failure to provide services caused by events outside our reasonable control, including natural disasters, government actions, power outages, or other emergencies.

11. Privacy & Data

• Personal information collected is used to manage bookings, payments, and communications.
• Data may be shared with service providers for operational purposes.
• All data is processed in accordance with our Privacy Policy.

12. Governing Law & Dispute Resolution

These terms are governed by the laws of Nigeria. Any disputes shall be resolved in Nigerian courts unless otherwise agreed in writing.

13. Updates to Terms

We reserve the right to update these Terms & Conditions at any time. Continued use of our services constitutes acceptance of any updated terms.
